Declutter surfaces, open all blinds for natural light, turn on every lamp, hide personal items, mow the lawn and park cars out of the driveway. Aim to make each room feel like a calm, neutral space — viewers should be able to picture themselves in it.

What time of day is best for real estate photos in Houston?

Most Houston shoots are scheduled between 10am and 2pm for the best interior natural light. Avoid noon in summer — the overhead light flattens interiors.

How fast will I get my photos back?

Standard turnaround is 24 hours. Rush professional editing is available for an additional fee on the Premium and Estate packages.

Do I need to be home for the shoot?

No. Most agents provide a Supra or lockbox code. Pets should be secured off-site so they aren't accidentally locked in a closet during the shoot.

Should I hire a stager or do it myself?

For homes under $1M, a careful self-stage usually performs well — focus on neutral linen, fresh flowers, and uncluttered surfaces. Above $1M, professional staging pays for itself in most cases and we can recommend trusted Houston stagers.

What if my house is empty?
